The client — a premium hospitality group operating a flagship property in Airport City, Accra’s most internationally visible commercial district — commissioned a specialty flooring programme commensurate with the building’s positioning. The brief was unambiguous: a floor system capable of sustaining continuous high-footfall circulation while reading, visually, as a curated interior decision rather than a commercial specification.
Specification Challenge
Airport City’s hospitality sector presents a convergence of demands that rarely occur together in residential or office contexts. Foot traffic in a hotel lobby is not merely heavy — it is varied and continuous: rolling luggage, event heels, cleaning equipment, and service trolleys all traverse the same surface within the same hour.
The arrival corridor additionally required an acoustic performance threshold to prevent noise transfer into the adjacent meeting suite. The executive lounge, positioned above a mechanical room, demanded a floating-floor methodology to isolate vibration. And the client’s design consultant had specified a large-format LVT plank in a herringbone lay — a pattern that amplifies any subfloor deviation and leaves no tolerance for preparation shortfalls.
These requirements — durability, acoustics, vibration isolation, and pattern precision — had to be resolved across a phased construction handover, with the lobby operational zone handed over before the pre-function areas were complete.
Approach
Floor Experts Ghana opened the programme with a comprehensive subfloor survey across all 1,840 m², mapping levelness deviations and moisture readings before any material was committed. Where deviations exceeded the LVT manufacturer’s tolerance threshold, self-levelling compound was applied in controlled lifts, cured, and resurveyed before installation proceeded.
Acoustic underlay rated to 19dB impact sound reduction was specified for the arrival corridor and executive lounge zones. The executive lounge floating-floor construction used a decoupled batten system, eliminating mechanical room vibration transfer entirely.
The herringbone LVT lay — a 220mm × 1,100mm large-format plank in a warm cognac-wood finish — was set out from a calculated centre-point to ensure pattern symmetry read correctly from the primary arrival sightline. Cutting discipline at perimeter junctions was executed to specification-grade tolerance throughout.
Phased handover was managed without disruption to the client’s parallel interior fit-out programme.
