A private villa within one of Accra’s most distinguished gated residential communities commissioned a complete specialty floor package ahead of owner occupation. The brief was unambiguous: every surface had to perform at specification grade, carry full manufacturer warranty, and hold its finish through Ghana’s seasonal humidity cycle without remedial intervention.
Specification Challenge
The project presented three compounding demands that tested the full depth of 48 years of practice.
First, the subfloor condition varied materially across the villa’s three wings — screeded concrete in the main structure, a raised timber substrate in the guest annexe, and a partially cured pour in the utility-adjacent corridors. Each required a distinct preparation protocol before any finish floor could be laid.
Second, the client’s interior designer had specified a continuous visual flow between the hardwood living zones and the LVT corridors — a near-seamless tonal transition that demanded precise species selection, stain calibration, and micro-bevel alignment across two entirely different material categories.
Third, the bedroom carpet suites required acoustic underlay specification capable of meeting a 42 dB impact-sound attenuation target — a requirement introduced late in the programme when the structural engineer confirmed the first-floor slab offered less inherent acoustic mass than originally assumed.
Approach
Floor Experts Ghana mobilised a three-discipline installation team operating in coordinated sequence.
Subfloor preparation was the foundational phase. The screeded concrete zones were mechanically abraded, moisture-tested to ASTM F2170 protocol, and levelled to a ±1.5 mm tolerance across any 1.8 m span. The raised timber substrate in the annexe was sister-joisted, nogged, and de-flexed before any finish floor was permitted to proceed.
Engineered hardwood installation across the principal living volumes used manufacturer-warranted floating-lock boards in a wide-plank European oak specification, oriented on a diagonal axis at the designer’s instruction to extend the perceived depth of the main reception. Expansion allowances were maintained at all perimeter and threshold transitions.
LVT installation in the corridor and dressing zones used a click-lock luxury vinyl tile in a warm stone-toned format, chosen for its dimensional stability under Ghana’s ambient humidity range. Transition profiles were machined to a 1.2 mm height differential — within the threshold of barefoot imperceptibility.
Acoustic carpet installation in all four bedroom suites used a cut-pile premium carpet bonded over a 10 mm high-density acoustic underlay, achieving the required attenuation target within the late-revised specification.
